Directed by Tate Taylor and starring Octavia Spencer and Allison Janney Ma is released in the UK on 31st May 2019.
This psychological horror has a star turn for Spencer who play a woman who invites students into her home to party but has sinister ulterior motive.
The film has a good horror pedigree coming from Jason Blum the producer of Get Out, Us and Happy Death Day.
The BBFC have given the film a 15 certificate for strong violence, sexual abuse, threat, sex, drug use, very strong language and it has an official run time of 99 minutes (1 hour 39 minutes).

Alita: Battle Angel has a massive opening in China to take the crown on the global box office leaving Dragon to climb to 2 on its US opening weekend, while Fighting With My Family debuts at 9.
The Battle Manga inspired live action movie from director Robert Rodriguez moves up to number 1 after it opened with $62 million.
This gives the film a weekend global gross of $104.4 million from 83 countries which boosts its total gross to $263 million.
The Dragon threequel movie takes moves up to 2 with $90 million this weekend as it opens in the US, where the film is number 1, taking $90 million globally from 54 countries.
This pushes the films total global gross to $274.9 million.
After a couple of weeks at the top the Chinese smash hit movie falls to number 3 with $36 million from 3 countries pushing its total to $684 million.
The brick movie falls to number 4 this week with $20.3 million from 74 countries pushing its total global gross to $136.6 million.
Moving up to number 5 this week is the horror sequel which takes $11 million from 49 countries which increases its total global gross to $42 million.
Making its global debut at number 9 the Dwayne Johnson starring movie directed by Stephen Merchant takes $8.4 million from 6 countries.
It was a closely fought battle for the box office crown this weekend but by the slimmest of margins The Lego Movie 2: The Second Part remains at the top.
The gap between first and second place this week was less than £4,000 but the brick movie still manages to hold on to the top spot for a second weekend with a gross of £2.47 million.
This brings the movies total UK gross to £7.4 million on its second weekend of release.
The feel good comedy starring Mark Wahlberg enters the UK box office at number 2 this week despite giving The Logo 2 Movie a good run for its money.
It took a debut weekend gross of £2.46 million.
The threequel animated dragon movie is at number 3 this week with £1.6 million which gives its UK gross a boost to £11.5 million after 3 weeks.
The Manga battle movie brought to us by James Cameron falls to number 4 this week with £1.4 million which brings its total UK gross to £5.1 million after 10 days of release.
Finishing off the top five this week is the Oscar nominated drama from director Peter Farrelly takes £740.086 to boost its total gross to £5.1 million.
Also new this week at 6 is this sequel horror movie to Happy Death Day which takes £735,000 on its debut.
Falling well short of expectation is this new fantasy adventure movie from director Joe Cornish, who also directed the acclaimed movie Attack The Block, which enters the UK box office down at number 7 with a debut gross of £666,000.
Still pulling in the punters 17 weeks after its release the Queen bio-pic has now grossed an amazing £53.3 million.
